How to get 11264 Meters of Class 5 Estate Land Paid for and Tier Free. Not a Contest, Just a Shady Way to Sell a Sim.

 

Well tonight I came across a full transfer estate sim for sale on ebay. It was at $820usd, so I started looking and figured I'd put a bid in. The pictures look nice so I start to read........

 

Leather Lace Isle is up for auction. This is a full SIM on a class 5 server on SecondLife. It is a BDSM oriented tropical Isle. Now YOU can be Governor, Governess, King, Queen, or anything you want!!!! Live out YOUR fantasy here!

A new Isle costs $1,675 USD from Linden Labs. But that is a barren Isle. L&L is a fully developed Isle with a thriving BDSM community, a Dungeon, Commons, exotic dance club, and role playing areas. Also, the Isle is profitable, currently generating $335 USD per month. All the equipment and improvements to the Isle surely makes it more valuable than a barren Island from Linden!

 

Wow this sounds pretty cool right? Normally I prefer starting from scratch, but a fully developed community sounds alright. And it sounds like your getting a item transfer as well, and I LOVE land that comes transfer with objects. Lets read on.....

 

I would like to keep the Isle in the BDSM family and find someone to carry on the strategic vision of the Isle. To find the right buyer, I am willing to sell the Isle at a discount and help the new owner in the transition.

 

Well thats totally understandable for an estate owner to not want to uproot everyone living in the sim or change the theme on them.

 

The sale includes about 32,700 square meters of land that would transfer to the new owner. This land contains all the Common/RP space, some rental space for vendors &residents, and some residential lots for sale.. The rest of the land is sold to Residents who pay tiers fees on a regular basis. The sale also includes all of the improvements to the Isle and equipment (some items may not be transferable per SL settings). The sale also includes co-ownership of the Leather and Lace Isle Community Group with 177 members. This is a great tool for advertising.

 

This still sounds alright. As a new sim owner, the people who own land will still pay tier to me, and I can rent out or sell the other half of the sim once I get it.

Well I assumed that since we are right here on ebay, but ok then. Now lets get on to these terms and conditions.

 

 

 

Terms of the Sale:

  • Adventurous Miles will help the new owner during the transition as RL permits.
  • Buyer must Honor the current agreements with tenants, renters, vendors and land owners.
  • No apportions will be made for rents or tiers already paid. Take this into account when bidding on the Isle.
  • Buyer will take over ownership of the SIM including tier payment to Linden Labs of $295 per month.
  • Adventurous Miles will maintain ownership of his 7168 corner lot tier free.
  • Adventurous Miles & Flo Fuhr will maintain ownership of their club tier free.
  • Payment must be made with Paypal within 48 hours upon close of auction.
  • There is no shipping. The transaction will be done electronically through Linden Labs

If you didn't catch it take a look at those terms and conditions again. "Adventurous Miles will maintain ownership of his 7168 corner lot tier free" and also "Adventurous Miles & Flo Fuhr will maintain ownership of their club (4096) tier free". Here I'll do the math for you, thats 11264 meters of the estate sim that you will not only be unable to use, but you'll be paying the tier from either out of pocket or with the profits you make from the sim that you payed for. He states above that new sims cost $1675usd, and he will sell this at a loss to keep his community together. What he doesn't mention there is that he sold a large portion of this island to individual residents and got back a good portion of that initial investment. And he also states "No apportions will be made for rents or tiers already paid. Take this into account when bidding on the Isle". Which means that people may have paid weeks or even months in advance for there tier, and he keeps that money as well. I think he should have saved himself a lot of time and typing had he simply listed the auction more like this......

 

"Pay me for my island, and pay my tier for me while I continue to live here for free and run the island as I see fit".

 

If anything I can say this guy has some real balls to ask all of these things. I sure as hell would never ask that of an estate buyer.

Maybe people aren't as dumb as he hopes.

Bah. Someone will probably buy it. The $40 profit a month might be attractive to someone. At $820, you'd see ROI in... 2 years, and that is if they haven't collected tier in advance for some plots.

And what I was looking for was who paid the $100 transfer fee. ;-)

If you take out the prepaid rent, for example the guy whos prepaid for 6 months you won't make the big $40. I hope the person that bid $820 read those terms. Unless they don't care and will boot later.

Of course ...

This is SL, you could just buy the sim and return their stuff. I would never do any thing to the renters, but you know, you could just "reclaim" the land. Shady in its self, but you would reclaim your 11,000m :)

So thats 6 months on one of the parcels the buyer will be paying out of pocket because Mr Miles will be keeping any prepaid tier while he lives tier free on the new buyers land.

Hah, I was hoping Sarah had her eyes on that one. Other than being an investor with her, but not knowing her personally, I wanted so badly to drop her a notecard about this little deal. What a nice feather in someone's cap, a class 5 for under market value.

Ah but those damn pre-sales conditions that mean nothing except pulling into hell the integrity of anyone that buys it because they have to break those conditions and boot the nimord off the land for the good of the other residents.

A little history---I jointly ran that SIM from the moment it was born til around July when I got tired of dealing with the owner of it. When I heard it was up for auction, I wanted to buy it so that I could finally make it what it should have been instead of the dying crap it's turned into. So, I offered the day before the auction closed a really sweet deal to get the owner gone:

--12K of land elsewhere, paid for 60 days worth of tier and a 100US "for your trouble" buyout.
--Or a 200US cash up front to simply get out when the sale was done.

He turned it all down.

I then explained to him that this was bad business for the new SIM owner because the tennants would always be paying HIS costs basically. He'd be living off the backs of the residents. Still wouldn't buldge.

Now of course, I could have just bought the SIM, waited a month for him to get comfortable and then booted him off with no problem. But this would be my first SIM, and who wants to start their way into multi SIM ownership with a nasty deal like that. And I am not that kind of person. You have nothing but your reputation in SL and I don't want a nasty mark like that on it.

But let me add, knowing something of the new owner, he will wish he had taken my deal and run with the money because he won't be on his little island for more than 30 days before he is booted off and all that pre-condition BS becomes words on a page.

Shady, yeah, shady as hell.

PS--I am proud of the SIM owners who saw it and didn't bid. Shows me there is a lot of integrity in SL even though some would have you believe otherwise.

I can totally understand

I can totally understand being proud of the little community you built and not wanting to part from it, but thats a choice you make when you sell. Basically what the guy is asking is for someone to come along and pay all the bills while he still does his sl thing totally free of cost. I think thats a bit much to ask of anyone. Not to mention that several of the renters were prepaid for months and the plots had been sold, so he made money there as well. When you buy this island and sticking to his terms your paying over 800usd, operating out of pocket for who knows how many months because of all the prepaid tenants, and allowing him a free ride. I just couldn't believe he had the balls to expect that from anyone.
